When preparing for a shoot, Rob doesn’t leave any stone unturned. He meticulously plans every aspect, ensuring a seamless production that captures the essence of the property. His style can be best described as “graphic,” characterized by bold patches of color that demand attention.

For anyone looking to sell their home in Rob’s service area, he offers invaluable advice. First and foremost, consider your marketing platforms. While a photo package is essential, leveraging social media with reels and videos can enhance your property’s appeal. Rob believes that less is more, emphasizing the importance of negative space to allow potential buyers to envision themselves in the space. Highlighting the right side of the exterior during a shoot and scheduling it when front-lit can make a significant difference.

Rob understands the magic of twilight and recommends it to make your listing stand out. Proper lighting is crucial, so he advises switching light bulbs to 6000K for consistent indoor color temperature. And for exterior shots, be mindful of garbage day to avoid distracting elements.

Lastly, Rob encourages thinking “Outside The Box (OTBx)”—a testament to his innovative approach to real estate photography and marketing. With Rob’s expertise, your property is in good hands, ensuring it gets the attention it deserves in a competitive market.

What advice would you give to someone who was selling their home in your service area?

Think about the platforms you want to use for helping sell the property. A photo package is the base, but if you use social platforms regularly then additional media like reels and videos should be added to compliment your marketing.

Less is more. “Negative space” is key for pleasing the eye. Potential buyers want to know where the windows, doors, and features are within a room, and not necessarily the cool personal items in the room. Too much clutter reduces attention.

Determine which side of the exterior you want to showcase and book a time when the that side of the property is front-lit.

Twilight’s are a great way make your listing stand out from a sea of daytime listings on MLS. Getting potential buyers to “look” is key.

Switch light-bulbs to 6000K whenever possible before the shoot, for consistent indoor colour temperature (matches outdoor light).

Don’t book drone or exteriors on garbage day. A sea of blue buckets will distract the view.

And finally, don’t be afraid to think Outside The Box (OTBx)!
